Better results with Tilt-Up
MBBC negotiated this project directly with MVG Development (a return client). MVG had selected Slaggie Architecture to head the design team.
MBBC brought Summit Concrete into the team to help design the building as a Tilt-Up structure in lieu of conventional construction.
Use Tilt-Up to Overcome the Challenges
There were several challenges that were faced. The site conditions had an operating restaurant on one side and a very strict land owner on the other.
The site was very tight and due to the size of the panels vs slab space, a casting slab was utilized.
This building was originally designed as a conventional steel frame structure with masonry & EIFS walls. A comparative cost analysis was conducted and determined that a $40,000 cost savings would be realized with a tilt-up structure in addition to a one month shorter schedule.
Meet Your Aggressive Schedule
Due to tenant lease dates, the schedule was very aggressive considering starting the project heading into the winter months.
Construction began on October 10th with the removal of existing vegetation and with 30 lost days due to weather, the construction team was able to have the building envelope completed in just over 3 months.
With a total of over 40 lost days due to weather the project was still completed in time for the first tenant’s (Vitamin Shoppe) grand opening.
Weather is No Obstacle
This accomplishment can be attributed to the Tilt-Up construction process which allowed construction of the wall panels to continue through bad weather which would have tremendously slowed down or halted conventional construction operations.
